What properties require HIPs
Most properties now require Hips with the exception of commercial, holiday homes and those being sold privately and not marketed.
Where do I arrange for a HIP
As with most surveys these can be arranged through you Estate Agent, Solicitor or through an independent HIPs provider (like ourselves).
What is the cost of a HIP
This is dependant on market forces. “Free” Hips are provided by some Estate Agents, but be wary of the strings attached to these deals. They usually incur an additional sales commission, and you will be charged for a HIP should you change agent. An independent provider will provide you with your own HIP that is fully transferable to another agent or solicitor.
When do I pay for the HIP
The normal policy is for an up front payment. However we can provide we can arrange for “deferred payment’ in arrangement with HIP Payment Services Ltd.
This allows payment to be made when we are advised of the following:
Exchange of contracts
You change Estate Agent
You take the property off the market
or
After 10 months if the property has not been sold.

Additionally with this package we offer to provide new searches for only £50 should your property be on the market over 6 months. Also we will complete another Energy survey within 18 months for the same vendor for only £30. Giving you additional security during this difficult time of protracted sales.

Why does a leasehold property cost more than a Freehold property
For a leasehold HIP to be compliant it needs to include a copy of the lease. This is generally obtained from the land registry at an extra charge.
The simple way to check if your property is freehold or leasehold is to visit www.landregisrtyonline.gov.uk and enter your postcode and house number.
The site will inform you whether the tenure is Freehold or freehold and Leasehold.
What if Land Registry search shows “no information available” for my home
This indicates that you property is not registered at the land Registry. Typically this is the case if you have lived there for over 30 years, prior to computerisation of the service in 1974.
In this case you would need to contact your solicitor who is undertaking the conveyance to prepare an Epitome of Title.
Many solicitors will do this free of charge or for a nominal fee and we will include the Epitome into the pack free of charge. If you have problems we can instruct a local solicitor to prepare and Epitome of Title for an extra charge.
How do I order my HIP
You can order on line using our on line order form. We accept payment by credit or debit card using our secure payment portal. Alternatively, give us a ring on 07717 3030285 and we will assist you with your order.
What next
As soon as we receive your order we will e-mail on our letterhead confirming you have commissioned a Home Information Pack. This can be forwarded to your estate agent who then has the evidence a Hip has been ordered and can then legally start to market the property.
At this stage we will contact you to perform an Energy survey at a mutually convenient time. The necessary documents and searches will commence and on receipt will be amalgamated into a single document. This will be e-mailed to you on completion. Usually 7-10 days after receiving your initial instruction.
