Tenant Check in and Check-out
Inventory
In April 2007 the Tenant deposit scheme (TDA) was introduced to protect the tenant’s deposit. To ensure that Landlords receive just recompense for any damage caused to their property they need an accurate, independent inventory completed on their property at commencement of the tenancy.
A fully trained and independently audited inventory clerk will visit the property. They will prepare a photo embedded inventory of all rooms and their contents. [CLICK HERE TO SEE EXAMPLE]
- Any defects will be highlighted.
- A record of the outside of the building will be made including condition of garden and outbuildings.
- Meter readings will be made at this time.
- A full report will be prepared and delivered in PDF format within 24 hours.
Check in (Accompanied)
The Inventory clerk will go through the inventory in detail with the client (using laptop or paper inventory). Any comments made by the tenant will be noted. A property overview and check in declaration will be produced for the tenant. This will include an overview of the cleanliness of the property. The condition of decoration, carpets and contents. The current meter readings will be recorded. Once the tenant is satisfied of the accuracy of the reports and accepts the condition of the property they will then sign the declaration. This will then be forwarded to yourself or your agent.
Check out
The inventory clerk will prepare a check out report. This is similar in format to the check in report but will also highlight the changes in condition where they exist.
A check out declaration will be produced for the tenant who will either agree or disagree with the condition changes highlighted and sign the declaration. This will also include general condition of cleanliness and condition.
- We will provide a statement on whether the condition changes are due to wear and tear or damage has been caused.
- We will obtain forwarding addresses for the tenants and advise them to complete postal redirection.
